We, the undersigned, appeal to you to deny the Comprehensive Permit application put forth to you by Piper Lane LLC in April, 2019.

- The proposed project design puts lives at risk by providing inadequate sight lines at the single egress, and failing to provide adequate access and turn around to the multiple emergency vehicles which would respond to a fire or medical emergency.
- The proposed project’s single egress is too close to an intersection of two collector streets, Piper Road and School Street. The distance should be 1000 feet, and it is only 187 feet. Vehicles, pedestrians, pets, and cyclists will all be in harm’s way with the subsequent significant increase in the number of cars exiting onto School Street at this particular point, located on a hill and between two sharp curves.
- The proposed project site is not suitable for housing. The proposal requires substantial changes to the natural topography of the site, destroys 4 acres of forest, home to wildlife, including vulnerable vernal pool species, and also threatens the wetlands and adjacent perennial stream which drains into Fort Pond Brook.
- The proposed project ruins the integrity of the contiguous South Acton Historic District by suggesting eight 3-story triplexes and quadplexes directly adjacent to modest 1-2 story single-family and duplex homes on a ridge looming 40 feet above the grade of School Street reached by a steep road that is not ADA compliant with giant retaining walls on either side which measure 120x14 feet and 80x11 feet.
- The proposed project diminishes the value of the Great Hill Conservation and Recreation Area which represents a significant investment by the town, and the proposed project site has retained its highly ranked status in the Town of Acton Open Space and Recreation Plan 2014-2021, and is deemed a key parcel for maintaining the integrity of the Great Hill Conservation lands.
